People from outside of the area are often surprised to learn that if you want to insure a residential or commercial property in Florida, there are certain inspections that property insurance companies require. Here’s what you need to know:
- Four Point Inspection – The 4 Point Inspection is required for homes that are over 30 years old. It gives the insurance underwriter basic information about four primary components of the home: the roof, the electrical system, the plumbing system, and the heating/air conditioning system.
Although you will receive a copy of the report for your records, the Four Point Inspection is not designed for your needs. It’s meant to help the insurance company avoid liability for things they do not want to insure. For example, this inspection looks at
- Electrical wiring – Few insurance providers will insure the structure if it has cloth or aluminum branch wiring or Federal Pacific Electric panels.
- Plumbing – It’s difficult to insure homes that have polybutylene pipes.
- A/C, Heating Equipment – To check for signs of equipment failure.
- Roof Systems – To determine the life expectancy of each system.
- And more
Because it does not give a full picture of all of the deficiencies present, the 4 Point Inspection should be done in addition to – not in place of – a comprehensive Home or Building Inspection.
- Mitigation Inspection – – Consult with your Insurance Agent to determine if you will be required to provide a Uniform Mitigation Inspection Report. This inspection should be performed by a licensed inspector. In order to complete this form, the inspector must perform a Mitigation Inspection.
Also called a Wind Mitigation Inspection, Uniform Mitigation Inspection Report or a Windstorm Inspection, this inspection is designed to determine how the structure is likely to hold up in the event of strong winds, such as during a hurricane. The inspector will examine the building’s exterior construction type, door and window opening protection, attic, roof-to-wall connections, garage doors and more.
Because many insurance companies provide discounts or credits for construction features that have been proven to reduce damage from hurricanes, “positive” findings from the Wind Mitigation Inspection can potentially lead to significant annual savings for you. “Negative” findings, on the other hand, can mean that the property will be extremely difficult (if not impossible) to insure at all.
- Roof Certification – A Roof Certification is generally only done at the request of the insurance carrier. If the roof is 15 years or older, the underwriter may request a Roof Certification to confirm that the roof is still in good shape.
